How much does it cost to remodel a bathroom in Los Angeles?

A full bathroom remodel in Los Angeles starts around $18,000 to $20,000, and the price rises with the scope of the work, above all whether the plumbing moves. Houzz's 2026 study puts the national median for a major remodel of a bathroom under 100 square feet at $18,000,1 and Aggregate Construction Group, a Los Angeles contractor, lists $20,000 to $38,000 for a full remodel in the same layout and $35,000 to $60,000 when the plumbing moves.2 GreatBuildz, a Los Angeles contractor-matching service, puts a Los Angeles bathroom remodel at $20,000 to $60,000.3 Zonda's Cost vs. Value report gives 2025 Los Angeles job costs of $27,143 for a midrange bathroom remodel and $85,055 for an upscale one.4 These are general ranges from outside sources. They are not Home Pro's prices and they are not a quote. The real number for your bathroom comes from an in-home look at the room.

GreatBuildz also says bathroom work in Los Angeles runs $100 to $600 per square foot, depending on the finish level.3 The ranges differ because each source defines the job differently and none of them has seen your room. Aggregate Construction Group says published surveys sit lower than its own planning ranges because they include smaller jobs, and it describes the Cost vs. Value midrange project as a 5-by-7-foot bathroom with new fixtures and the upscale project as a 35 square foot room grown to 100 square feet.2

What is the biggest expense in a bathroom remodel?

Labor is usually the largest share, and plumbing and tile work add to it. Angi puts labor at 40% to 60% of a Los Angeles bathroom budget.7 Aggregate Construction Group, citing Bureau of Labor Statistics wages for May 2025, says the trades that build a bathroom earn 8% to 26% more in the Los Angeles area than the national average.2 Thumbtack says intricate tile work and plumbing rerouting often need specialized skills at a higher rate.8 Three decisions set most of that, and they are the steps below.

Step 1. Does the plumbing move?

Keeping the toilet, shower and tub where they are is one of the most effective ways to hold the cost down. Thumbtack says moving plumbing, electrical lines or walls is complex and significantly increases labor costs.8 Aggregate Construction Group says that one choice is the gap between $20,000 to $38,000 and $35,000 to $60,000 in its small-bathroom ranges.2 It also changes the permit: LADBS requires a plumbing permit for any installation or modification of drain, waste, vent or water piping.9

Step 2. How much tile, and what kind of shower?

Tile area drives labor, and the shower type changes the work behind the tile. GreatBuildz says a prefab fiberglass shower surround is often under $1,000 installed, tiling a shower typically starts around $2,500, and a shower door runs $1,500 to $2,500.3 One Los Angeles contractor's guide notes that a curbless shower needs more waterproofing across a larger area and a careful slope to the drain.10 Our post on walk-in shower conversions covers that work in more detail.

Step 3. Who supplies the finishes?

Tile, vanity, faucets and fixtures can come from you or from the contractor. Either way, CSLB says the contract should be as specific as possible about the materials, such as the type, amount, size, color or brand.11 For scale, Green Design and Build, a Van Nuys contractor, lists installed floor tile at $12 to $25 per square foot, so a 40 square foot bathroom floor runs roughly $480 to $1,000.12

Step 4. Does the permit change the cost?

Yes, because the permit and its inspection are part of the job, and the path depends on what you change. In the City of Los Angeles, a bathroom remodel with no structural changes can use an LADBS Express Permit, which needs no plan check.13 If you change walls or openings, or run new plumbing or electrical fixtures into existing walls, the permits are issued at an LADBS Construction Services Center, and wall changes need a plan check at the counter.14 The contract should say who gets the permits.11 Ask whether the permit fees are part of the price. We pull the permits. The steps are in our bathroom permit post.

Tarzana is a neighborhood of the City of Los Angeles, so LADBS applies there.15 For any other Valley address, check it in ZIMAS first. LADBS says an address that cannot be found there may be outside the City of Los Angeles.16

Step 5. What does the wall hide?

Older Los Angeles homes can hide dry rot, corroded galvanized plumbing, outdated wiring or water damage, and none of it shows until the old tile comes off.10 Thumbtack says water damage, mold or outdated wiring has to be fixed before new work begins, which can add unexpected cost.8 In California, any change to a home improvement contract must be in writing, with the price change on a change order.11 The time a remodel takes is covered in our post on how long a bathroom remodel takes.

Is $10,000 enough to renovate a bathroom in Los Angeles?

Only for a small, same-layout refresh, going by the published Los Angeles ranges. Aggregate Construction Group's refresh range for a 35 to 50 square foot bathroom is $8,000 to $18,000.2 GreatBuildz says a full remodel in Los Angeles starts around $20,000, and that a bid around $15,000 or below usually means a very basic refresh with lower-quality materials.3 Houzz's national median for a minor bathroom remodel, one without a shower upgrade, was $9,000 in 2025.1 All of these are other companies' figures. Whether a budget covers your bathroom depends on the layout, the age of the plumbing and what the walls hold.

What is a realistic budget for a bathroom remodel?

A realistic budget starts from a written scope and leaves room for what the wall hides. Build the number in this order: the layout decision, the shower type and tile area, the finishes, the permit, and a cushion. Three published guides suggest setting aside 10% to 20% for surprises: This Old House, for tub-to-shower conversions,17 a Virginia contractor's guide, for whole renovations,18 and Aggregate Construction Group, which says 15% to 20% for a full remodel and the high end for a house built before 1978.2

What is the 30% rule in remodeling?

The 30% rule is a budgeting guideline, not a law or a building code. It says to keep total renovation spending at or below 30% of your home's current market value, counting all projects together, not one room.18 The source is a Virginia contractor, so treat the figure as a rule of thumb.

How do you get a written price for your bathroom?

  1. Look at the room. The layout, the plumbing and the condition of the walls decide the scope.
  2. Decide the three things. Plumbing moves or stays, tile and shower type, and who supplies the finishes.
  3. Settle the permit path. The contract should say who gets the permits.
  4. Get it in writing. California requires a written contract for home improvement work over $500 in labor and materials, and it should detail the work, the price, when the job will be finished and who gets the permits.11
